日月光張家鮭魚返鄉 鼎固將砸200億在台蓋造鎮案

以日月光集團董事長張虔生兄弟為最大股東的上市地產商「鼎固控股」(2923),主攻中
國房地產,推8大案總銷超過200億元,今(16)日召開法說會,2020全年營收達34.2億元
,年增134%,目前強勢回攻台灣,正尋覓大規模合適土地,計劃投資100~200億元開發大
型造鎮案。
鼎固2012年掛牌上市,資本額174億元,位居台灣營建業之冠,為台灣首家主攻中國房地
產返台的上市公司,主要推案在上海、重慶一線城市地鐵站區域,最大股東為鼎固董事長
張洪本,與其兄、日月光集團董事長張虔生,合計持股97.38%。今日法說會提及去年全年
營收達34.2億元,年增134%,稅後淨利11.8億元,EPS(每股盈餘)0.68元,董事會通過
配發1.2元現金股利。
截至2020年底,鼎固待銷售建案總額超過200億元台幣,8大案位於上海、重慶、江蘇等地
區,其中上海共5案、待銷售金額共達180億元。鼎固副總經理王鏘嵐透露,待銷案多為精
華區新案,「因價格不滿意,不輕易出手售出」。
鼎固在上海、重慶,投資商場、辦公樓共5案,近3年平均租金收入約20億元台幣,更有龐
大潛在增值利益,其中在重慶解放碑、上海黃埔、上海嘉定有3大日月光中心商場,總建
築面積(含地下)共計約8.6萬坪,合計貢獻近15.6億元營收。
目前鼎固正評估回台進行土地開發的可能,已著手籌組台灣團隊,找尋合適目標獵地。王
鏘嵐指出,台灣不動產市場的供給與需求,相對大陸市場平和,正尋覓大規模的合適土地
開發;由於鼎固資金充沛,加上擅長開發大型造鎮案,同時規劃住宅及商場或商辦等,計
劃投資100~200億元,將以剛性需求的住宅為主,未來不排除與日月光集團另一建商宏璟
